{"id":8749,"date":"2018-05-09T15:19:21","date_gmt":"2018-05-09T19:19:21","guid":{"rendered":"http:\/\/business.financialpost.com\/?p=1588346"},"modified":"2018-05-09T15:19:21","modified_gmt":"2018-05-09T19:19:21","slug":"home-capital-predicts-record-surge-in-mortgage-renewals-as-it-reports-drop-in-profit","status":"publish","type":"post","link":"https:\/\/blog.lifeinsurance-orleans.ca\/index.php\/2018\/05\/09\/home-capital-predicts-record-surge-in-mortgage-renewals-as-it-reports-drop-in-profit\/","title":{"rendered":"Home Capital predicts record surge in mortgage renewals as it reports drop in profit"},"content":{"rendered":"<p><span style=\"font-weight:400;\">The head of Home Capital Group Inc. predicted Wednesday the company will enjoy a rush of mortgage renewals, a forecast that followed a lower first-quarter profit for the lender and the introduction of tighter underwriting regulations for Canada&#8217;s housing market.<\/span><\/p>\n<p><span style=\"font-weight:400;\">Yousry Bissada, president and chief executive of the Toronto-based mortgage lender, said he expects the company&#8217;s own efforts and the new underwriting rules to contribute to strong renewal rates.<\/span><\/p>\n<p><span style=\"font-weight:400;\">\u201cWe think we will have better renewals than at any time, not just last year, but any time in the 30-year history of this company,\u201d Bissada said on a conference call with analysts.<\/span><\/p>\n<ul class=\"related_links\">\n<li><a href=\"http:\/\/business.financialpost.com\/news\/fp-street\/mortgage-fraud-prompts-sp-to-lower-canada-bank-risk-metric\">Evidence of mortgage fraud in Canada raises red flag at credit rating giant<\/a><\/li>\n<li><a href=\"http:\/\/business.financialpost.com\/pmn\/business-pmn\/home-capital-group-says-new-mortgage-rules-have-clients-migrating-from-big-banks\">Home Capital Group says new mortgage rules have clients migrating from big banks<\/a><\/li>\n<\/ul>\n<p><span style=\"font-weight:400;\">Home Capital is not the only one predicting a higher-than-normal rate of renewals, and uninsured loans are now subject to a new \u201cstress test\u201d that borrowers could face if they turn to a different federally regulated financial institution. They include new rules for residential mortgage underwriting, known as the B-20 guideline, which came into effect at the start of this year and include the new stress test that Home Capital expects will boost the rate of loan renewals with existing lenders.<\/span><\/p>\n<p>Bissada said Home Capital had &#8220;very good success&#8221; with renewals in its first quarter, although it wasn&#8217;t able to determine how much of those effects were driven by the new regulations, as renewals were offered in the preceding quarter.&nbsp;<\/p>\n<p>&#8220;We haven&#8217;t been able to isolate how much of the renewal book is because of B-20,&#8221; he said. &#8220;No doubt, though, we think it will help retain some of the book because some of these&nbsp;mortgagors may not be able to qualify elsewhere.&#8221;&nbsp;<\/p>\n<p><span style=\"font-weight:400;\">The company is also seeing cooler housing markets in Canada.
